BHA’s Role in Affordable Housing Development
The Broomfield Housing Alliance plays a hands-on role in creating and preserving affordable housing in our community. We participate directly as a developer, bringing projects from concept to completion, and as a Special Limited Partner in Low-Income Housing Tax Credit (LIHTC) developments, providing critical expertise and local partnership. We also offer other support services—from project facilitation to advocacy—that help turn ideas into homes. Whether leading a project or strengthening a partner’s vision, BHA’s goal is the same: to expand high-quality, affordable housing options that meet Broomfield’s diverse needs.

THE GROVE AT COTTONWOOD
The Grove at Cottonwood community is the first development by the Broomfield Housing Alliance (BHA). The project was designed by Caddis Collaborative and BHA has partnered with BlueLine Development as co-developer for this project which will create 40 units of affordable housing in Broomfield. Designed as a neuro-diverse community, the homes and programming are being thoughtfully designed specifically to support residents with intellectual and developmental disabilities (I/DD). All units will be 100% affordable for individuals with household incomes between 30%-60% of the area median income.

NEIGHBOR INFO:
The first Good Neighbor meeting was held on October 21st, 2024 at the Broomfield Community Center at 4:30pm. The second Good Neighbor meeting was held online on November 6th, 2024 at 7pm. A copy of the slides from that meeting can be found HERE. The third Good Neigbor meeting was held online on January 27th, 2025 at 4:30pm.

VISTA POINTE HOMES
In July 2024, BHA completed the purchase of two parcels of vacant land in the Vista Pointe neighborhood, paving the way for the development of 55 new income-aligned rental units. Conveniently situated near the intersection of Main and 120th, and adjacent to several key community partners, the envisioned project aims to create a vibrant, service-rich, transit-oriented community serving some of our most vulnerable community members. This strategic acquisition supports BHA's mission to provide safe and affordable housing solutions and foster a diverse and thriving Broomfield.
BlueLine Development Inc. has been selected as the co-developer for the project and Shopworks is the architect. The team has worked with local planning staff and recieved full approvals on the site plan. BHA and BlueLine are now working on securing the financing to make this project a reality.
